Curious where the Sioux Falls real estate market is headed in 2026?

Every January, people ask me:
“Should I wait to buy?”
“Is now a good time to list?”
“What’s going to happen with rates?”

And while no one has a crystal ball, I do have something better: boots-on-the-ground experience and a front-row seat to local trends in Sioux Falls and Harrisburg.

So here’s what I’m seeing ,  and what I think is coming next.


1. Inventory Is Slowly Increasing (But Not Everywhere)

We’re seeing a gradual uptick in listings compared to the low-inventory rollercoaster of recent years. That’s good news for buyers ,  but we’re still not back to pre-2020 levels.

Desirable neighborhoods, move-in ready homes, and well-priced listings are still moving quickly, especially in Harrisburg and the southeast side of Sioux Falls.


2. Buyers Are Gaining Confidence Again

The initial shock of rising interest rates has faded. Buyers are adjusting expectations, getting pre-approved earlier, and moving forward with realistic goals.

And here’s the shift: serious buyers are back in the game. Multiple offers are happening again on the right properties, but buyers are more cautious and data-driven.


3. Sellers Still Have an Advantage ,  But Only If They Prep Well

Yes, sellers still have leverage in many price ranges, but today’s buyer expects more. Homes that feel overpriced, outdated, or unpolished are sitting longer. The homes that shine? They’re still getting strong offers in days, not weeks.

Staging, pricing, and presentation matter more than ever.


4. Interest Rates Will Be Less of a Deal-Breaker

Rates may not fall dramatically in 2026, but buyers are adjusting. We're likely to see more buyers “marry the house, date the rate”, buying now and planning to refinance later.

If rates dip even slightly, that could unlock more demand, and more competition.


5. Real Estate Is Local (and You Need a Local Plan)

National headlines don’t reflect what’s happening in your neighborhood. That’s why I keep my eyes on local supply, buyer behavior, and pricing trends in Sioux Falls and Harrisburg, not just national forecasts.

If you're thinking about making a move in 2026, don’t base your decision on fear or hype. Base it on strategy.
