5 Renovations I Would NOT Automatically Do Before Selling

Preparing to sell doesn't mean renovating everything that feels outdated.

In fact, some expensive improvements may not be worth doing right before you move.

As both a Realtor and interior designer, these are five projects I would evaluate carefully before spending the money.

1. A Complete Kitchen Remodel

A dated kitchen can affect buyer perception, but a full remodel can get expensive quickly.

Sometimes paint, hardware, lighting or countertops are enough to make a meaningful difference.

2. A Full Bathroom Remodel

Unless the bathroom has major issues, I wouldn't automatically tear everything out.

Small cosmetic changes can sometimes accomplish what you need for much less.

3. Replacing Every Floor

One worn area doesn't necessarily mean the entire house needs new flooring.

We need to consider condition, consistency and the home's price point before deciding.

4. Finishing an Entire Basement

A finished basement can absolutely add value.

But if you're selling soon, the cost and timeline may not make sense.

Sometimes leaving an unfinished space for the next owner is perfectly reasonable.

5. Expensive Personalized Upgrades

This is the big one.

Before investing in highly customized cabinetry, luxury fixtures or another major design feature, ask whether you're doing it for you or for the eventual buyer.

If you're moving soon, those are two very different decisions.

What Should You Do Instead?

Have someone walk through the house before starting projects.

I'd rather help a homeowner identify the three updates that matter most than watch them spend money improving ten things buyers weren't concerned about.

Preparing strategically can save both time and money.
