Buying an Acreage Near Sioux Falls? 7 Things to Check First
A little more space. Fewer nearby neighbors. Maybe a shop, pond or a few acres of land.
Acreage living can sound pretty appealing.
But buying an acreage near Sioux Falls comes with questions that you may never have to consider when buying a home in town.
Here are seven things I'd investigate before making an offer.
1. Water
Does the property have a private well or rural water?
Understand where your water comes from and what systems you'll be responsible for maintaining.
2. Septic System
Many acreages aren't connected to city sewer.
Find out what type of septic system the property has, its age, maintenance history and where it is located.
3. The Road
Is the property located on pavement or gravel?
If it's gravel, think about your commute, dust, winter conditions and how frequently the road is maintained.
4. Outbuildings
A shop or additional garage can add tremendous value for the right buyer.
Look beyond size. Consider electrical service, heating, insulation and overall condition.
5. Covenants and Restrictions
Owning several acres doesn't necessarily mean you can do anything you want with them.
Check covenants and zoning before assuming you can add a shop, keep certain animals or divide the land.
6. Snow Removal
That long private driveway looks beautiful in July.
In January, somebody has to clear it.
Make sure you understand what you're taking on.
7. Internet and Utilities
Don't assume every rural property has the same internet, utilities or services you're used to in town.
Verify what's available before buying.
Acreage Living Can Be Amazing
It just requires a different type of due diligence.
