Can I Buy a New House Before Selling My Current Home?
Yes, potentially.
And this is one of the biggest questions I hear from homeowners who want to move but are worried about how the timing works.
The good news is that you don't always have to sell your current house first.
The right strategy depends on your finances, the market and how much flexibility you have.
Option 1: Buy First
Some homeowners qualify to purchase their next home while still owning their current one.
This can make moving much easier because you aren't trying to coordinate two closings on exactly the same day.
The downside is that you may temporarily own two homes.
Option 2: Sell First
Selling first gives you a clearer picture of how much money you'll have available for your next purchase.
The challenge is figuring out where you'll live if you don't immediately find your next home.
Option 3: Make Your Purchase Contingent on Selling
Depending on the property and market conditions, you may be able to write an offer that's contingent on selling your current home.
Whether that makes sense depends heavily on the situation.
Option 4: Coordinate Both Transactions
Another possibility is listing your current house while shopping for the next one and coordinating the timelines as closely as possible.
This takes more planning but can work extremely well.
Start With the Numbers
Before worrying about how everything will line up, I recommend talking with a lender and Realtor.
Find out:
- Whether you qualify while owning your existing home
- How much equity you currently have
- What your house may sell for
- What your estimated proceeds could look like
- What you're comfortable spending next
