East vs. West vs. South Sioux Falls: What's the Difference?

Which side of town should I live on?
There isn't one correct answer.
East, west and south Sioux Falls each offer a mix of established neighborhoods and newer development, but your experience can look very different depending on exactly where you choose.
East Sioux Falls
The east side has experienced a lot of residential and commercial growth.
Buyers can find established neighborhoods as well as newer construction, particularly as development continues farther east and southeast.
West Sioux Falls
West Sioux Falls also offers a mix of older and newer neighborhoods, along with convenient access to shopping, restaurants, schools and major roadways.
New development continues to expand on the west side as well.
South Sioux Falls
South Sioux Falls has seen significant growth and blends closely into communities such as Harrisburg.
You'll find everything from established neighborhoods to luxury properties, townhomes and newer construction.
Don't Choose a Side Based on Reputation
Instead, think about your daily life.
Consider:
- Your commute
- Home style
- Budget
- Lot size
- Garage needs
- Nearby shopping
- Activities you use regularly
The best part of Sioux Falls for you may be completely different from the best location for someone else.
I usually recommend exploring multiple areas before narrowing the search.
