What should you know before moving to Sioux Falls?

If you’re thinking about moving to Sioux Falls, you’ve probably already researched home prices, neighborhoods, and maybe even the weather.

So, if Sioux Falls is on your list, here are a few things worth knowing before you make the move.

Sioux Falls Is Growing, and Different Parts of the City Feel Very Different

One of the first things I tell relocating buyers is not to treat Sioux Falls like one big housing market.

The east side, west side, central Sioux Falls, and the communities surrounding the city can offer very different housing options.

You’ll find everything from established neighborhoods with mature trees and distinctive architecture to newer developments with contemporary floor plans and new construction.

That’s why I recommend figuring out what you want your everyday life to look like before narrowing your search.

Your Commute May Be Easier Than You Expect, But Location Still Matters

One thing people moving from larger metro areas often notice is that getting around Sioux Falls can feel relatively manageable.

But that doesn’t mean location should be an afterthought.

Where you live can change which shopping areas, restaurants, recreation, and major roads you use most often. A house that looks perfect online might not put you where you actually want to spend your time.

New Construction Is a Big Part of the Conversation

If you’re moving to Sioux Falls and want a newer home, you’ll probably come across quite a bit of new construction.

But “new construction” can mean very different things.

You might consider a completed spec home, a semi-custom option, or a fully custom build. Those choices can have very different timelines, budgets, and levels of decision-making.

Before falling in love with finishes, make sure you understand the type of building process you’re considering.

Don't Ignore Established Neighborhoods

New homes get a lot of attention, but some of Sioux Falls' established neighborhoods offer something that's difficult to recreate: mature landscaping, distinctive architecture, and homes that don't all look the same.

If character matters to you, don't limit your search to the newest developments.

I often encourage relocating buyers to see a mix of new and established areas before deciding what feels right.

The Surrounding Communities Deserve a Look Too

Your search doesn't necessarily have to stop at the Sioux Falls city limits.

Harrisburg, Tea, Brandon, Lennox, and Hartford can all become part of the conversation depending on the type of home, lot, location, and overall lifestyle you're looking for.

Rather than asking, “What's the best place to live?” I think the more useful question is:

“Which location fits the way I want to live?”

That's a much better starting point.

Online Listings Don't Tell You Everything

This is especially important when you're relocating.

Photos can make a home look incredible, but they don't tell you what the street feels like, what's behind the backyard, how the layout actually flows, or what future development may be planned nearby.

Those details can completely change how you feel about a property.

If you're shopping from out of state, having someone on the ground who can help you look beyond the listing photos becomes especially valuable.

You Don't Have to Figure Everything Out Before You Get Here

This might be the biggest thing I want relocating buyers to know.

You don't need to memorize every neighborhood or have your exact location picked out before you start looking.

Start with your priorities.

Do you want newer construction or established character? More land or less maintenance? Easy access to certain parts of town? A particular home style? Room to grow into the property?

Once we know those things, we can start narrowing down the areas and homes that actually make sense for you.
