Every year, downtown Sioux Falls fills with people for the Parade of Lights, and it's one of the best ways to see what the area is really like. If you've ever wondered whether downtown living is right for you, this is a great weekend to find out.

The Essentials for 2026

The 34th annual First Bank & Trust Parade of Lights is on Friday, November 27, starting at 6:00 p.m., an hour earlier than in past years. It's free and open to the public. This year's grand marshal is Jeff Eckhoff, Sioux Falls' outgoing planning director, and Mayor Christine Erickson will present the parade's first-ever "Mayor's Choice Award." Route and parking details will be posted at dtsf.com, so check there before you head out.

The city's first Downtown Christmas Market follows on Saturday, December 5, from 3:00 to 9:00 p.m. at Cherapa Place Plaza.

What Downtown Living Tends to Offer

Buyers drawn to downtown usually mention the same things:

  • Walkability. Restaurants, shops, and entertainment within a short walk.
  • Events at your doorstep. Parades, markets, and festivals happen close to home.
  • A shorter commute for people who work downtown.
  • Lower maintenance. Many downtown homes are condos or apartments, which can mean less yard work.

What to Weigh

  • Noise and crowds during big events.
  • Parking. Ask what's included and what's not.
  • Space. Downtown homes can be smaller than suburban ones.
  • Fees. Condo and association dues should be part of your budget.
  • Winter logistics. Think about snow, parking, and how you get around.

How to Use the Parade as a Trial Run

If you're considering downtown, spend the evening noticing details: how easy it is to park, how the crowds feel, how far you'd walk to a restaurant, and how the area feels once things quiet down. Then come back on an ordinary weeknight to see the everyday version.

Confirm Before You Go

Event details can change. Check the Downtown Sioux Falls website for the final route, road closures, and the Christmas Market schedule.

The Bottom Line

Downtown living isn't for everyone, but the people who love it really love it. An evening at the Parade of Lights is a low-pressure way to see whether it fits.
