Sioux Falls’ Luxury Market Is Changing Fast (Here’s Where It’s Actually Happening)
Thinking about upgrading your home in Sioux Falls and wondering if luxury here is actually worth it?
I had a conversation recently with a client who said something that stuck with me.
“Does Sioux Falls even have the kind of homes that make moving worth it?”
And honestly… I get that question more than you’d think.

If you haven’t driven through Arbors Edge yet… it’s one of those neighborhoods that changes how you see Sioux Falls.
You’ve got:
- Homes tucked along the Big Sioux River
- Mature trees and rolling hills
- Larger lots that actually feel private
It doesn’t feel like a typical subdivision.
It feels like a lifestyle shift.
What I’ve noticed with buyers here is they’re not just upgrading square footage.
They’re upgrading how they live.
Being close to golf, nature, and still just minutes from the city is what makes this one click for people.
Then you have neighborhoods that have quietly taken off
Prairie Hills (South Sioux Falls)
Prairie Hills is one I’ve watched evolve over the years.
Homes that were sitting in the $700K–$900K range are now pushing well into the $1.2M+ range.
And when you drive through, it makes sense.
- Larger homes
- Established feel
- Mature landscaping
- Strong sense of community
This is the kind of neighborhood where people move in and stay.
What I’m seeing behind the scenes
This is the part most people don’t realize.
The buyers moving into these neighborhoods are:
- Not always rate-sensitive
- Often using cash or creative financing
- Making decisions based on lifestyle, not just price
And because of that…
The homes that truly stand out don’t sit.
