What makes an offer stand out to a seller, beyond just price?

When you’re selling a home, it’s not just about the number on paper. It’s about the full package: the buyer’s financial strength, the closing timeline, the contingencies (or lack of them), and how smoothly everything is likely to go.

A while back, one of my listings got three offers. The highest wasn’t the one we accepted. Why? The buyer had unrealistic inspection demands and a long financing timeline. Another offer came in clean, flexible, and easy to work with. That’s the one my seller chose.

If you’re buying, remember that the “winning offer” is often the one that feels like the least amount of stress.
