The last stretch of the year is a good time to get organized, whether you plan to move this winter or in the spring. A little preparation now can make the busy months go much more smoothly. Here's the checklist I share with clients.

If You're Planning to Buy

  • Check your credit. Review your reports for errors and avoid opening new credit accounts before applying for a mortgage.
  • Get pre-approved. It gives you a real budget and makes your offers stronger.
  • Update your savings picture. Include the down payment, closing costs, moving costs, and a cash cushion.
  • Talk to more than one lender. Rates and fees can differ, especially with rates changing.
  • Define your priorities. Write down your must-haves, nice-to-haves, and dealbreakers.
  • Start watching the market. Learn what homes in your range are listing for and how quickly they sell.

If You're Planning to Sell

  • Request a market analysis. Know where your home likely stands before you decide on timing.
  • Make a repair list. Tackle small fixes now, such as drafty windows, leaky faucets, and worn paint.
  • Declutter in stages. Starting early makes staging much less stressful.
  • Gather your records. Receipts for upgrades, warranties, and utility costs help buyers feel confident.
  • Plan your timeline. Decide whether you'll list in winter or early in the new year.
  • Think about your next home. Will you buy first, sell first, or coordinate both?

If You're Staying Put

  • Review your insurance. Make sure your coverage still matches your home's value.
  • Do your winter maintenance. Furnace service, gutter cleaning, and sealing air leaks can prevent costly problems.
  • Consider your equity. Knowing your home's value helps you plan for future decisions.

A Note on Taxes

Year-end often raises tax questions, including mortgage interest and property tax. I'm not a tax professional, so check with a CPA about how real estate decisions affect your situation.

The Bottom Line

You don't have to move this year to benefit from preparing now. A few hours of organizing in the fall can save a lot of stress when the right opportunity arrives.
