Homes here range from custom ranch walkouts to two-storey estates exceeding 7,000 square feet, built from the early 2000s through to the present. You get modern construction with the feel of an established neighbourhood: mature landscaping, wide lots, quiet streets. Prairie Green Golf Course, Yankton Trail Park, and Sertoma Park are all nearby. Downtown Sioux Falls is about 10 minutes away.

For move-up buyers who have been watching their equity grow in a starter home, Prairie Hills is often the first neighbourhood that clicks. The quality is visible, the community is genuine, and the appreciation data backs up every dollar of the asking price.

Prairie Green and Grand Prairie: Championship Golf Course Living

In 2025, multiple sales in this area came in above $1.8 million, with one transaction just under $2 million.

The Grand Prairie development was built in the 1990s, making it one of the last major golf course communities developed in Sioux Falls. That rarity drives demand. Custom estates here include features like four-season rooms, home theatres, wine rooms, chef's kitchens, and in one notable sale, more than 75 windows all fitted with powered shades. The clubhouse gives residents access to pool, fitness, and tennis facilities for a modest monthly fee.

The properties here are intentionally spacious. Many sit on acre-plus lots with room for in-ground pools, pool houses, covered porches with gas fireplaces, and multi-stall garages. Recent listings have included homes with over 6,600 square feet, five bathrooms, home offices, theatre rooms, and exercise rooms. There is also a community pond available to all residents.

This is where the lot scarcity problem becomes most acute. Lot availability in Arthur Estates is extremely limited in 2026, and real estate professionals working this area consistently report the same pattern: buyers who cannot wait for a new build are purchasing existing luxury homes to renovate rather than losing time on a lot that may not materialise. This is Sioux Falls' oldest developed park neighbourhood, with homes dating from 1915 to 1935 in styles ranging from Prairie School to Tudor to Georgian. The median price is $412,500, but that number obscures what is happening at the top: premium renovated properties and new builds in McKennan Park are now reaching $2 million.

Here is what is actually driving that: wealthy buyers are purchasing older homes in McKennan Park, demolishing them, and building custom modern estates on the lots. The reason is simple. You are one mile from downtown Sioux Falls. The Mediterranean Sunken Gardens are in your backyard. The restored 1926 bandshell hosts neighbourhood concerts through the summer. Mature trees line every street. Neighbours walk to breakfast together. That combination of walkability, history, and urban proximity cannot be manufactured in a new development on the south edge of the city.

That is what THE LOCATION FLOOR means. Once a location reaches a certain threshold of irreplaceability, the land itself holds value regardless of what sits on it. McKennan Park crossed that threshold long ago. The market is now catching up to what long-time residents already knew.
