What "Months of Supply" Really Means in the Sioux Falls Market
If you follow housing news, you've probably seen the phrase "months of supply." It sounds technical, but it's one of the clearest ways to understand who has the advantage in a market. Here's what it means and where Sioux Falls stands.
The Simple Definition
Months of supply is how long it would take to sell every home currently listed, if no new homes were added and sales continued at the current pace. If there are 1,000 homes for sale and 250 sell each month, that's four months of supply.
The General Rule of Thumb
Many analysts treat roughly five to six months of supply as a balanced market. Below that range, sellers tend to have the advantage. Above it, buyers tend to have more leverage. It's a guideline, not a law, and local conditions vary.
Where Sioux Falls Stands
Redfin's data for January through June 2026 put the Sioux Falls metro at about 3.5 months of supply, with active listings down roughly 11 percent from a year earlier. The Realtor Association of the Sioux Empire reported a similar figure of around 3.2 months for May. Both point to a market that leans toward sellers, though not dramatically so.
Why It Matters to Buyers
With supply in the low threes, you'll typically have fewer homes to choose from, and the best-priced ones can draw multiple interested buyers. That favors preparation: a pre-approval, a clear list of priorities, and the ability to decide quickly.
Why It Matters to Sellers
Lower supply means less competition for your listing, which helps. But it doesn't guarantee a quick sale at any price. Buyers still compare your home against others, and condition and pricing still decide the outcome.
A Metro Number Isn't Your Neighborhood
Supply varies by price range and area. Entry-level homes might be much tighter than higher-priced ones, and a new-construction neighborhood can look very different from an established one. Before you rely on the metro figure, ask for months of supply in your specific segment.
The Bottom Line
Months of supply is a quick way to read the market's balance, and in Sioux Falls it's currently leaning toward sellers. Use it as a starting point, then get the numbers for the price range and neighborhoods that matter to you.
